Full Property Renovation — Wellington, Somerset

This Wellington project came to us via a local landlord who had acquired a 1970s semi-detached property that had not been updated in decades. The property had original wiring, lead pipework, an inefficient boiler, and a kitchen and bathroom that were well beyond their serviceable life. The brief was simple: bring the entire property up to modern standards, ready for long-term tenancy.

The works were substantial — effectively a full refurbishment from the ground up. We stripped the property back where required, replaced the core building services, and then rebuilt each room to a high but practical rental specification.

What We Did

Full Rewire

Complete electrical rewire to current Part P standards, new consumer unit, additional sockets throughout, and external security lighting.

Replumbing

Full replumb in copper — new hot and cold supply throughout, radiator circuit, and new combi boiler installation with 10-year warranty.

New Kitchen

Strip-out and installation of a new fitted kitchen — units, worktops, tiling, plumbing for dishwasher and sink, and extractor fan.

New Bathroom

Full bathroom replacement — new bath, basin, WC, shower enclosure, full wall and floor tiling, heated towel rail and extractor.

Loft Insulation

300mm mineral wool loft insulation installed throughout, along with loft hatch and folding loft ladder.

Full Redecoration

Plaster repairs throughout, new skirting and architraves, full two-coat emulsion decoration to all rooms, and new floor coverings.

Programme

The project was delivered over 10 weeks, with trades sequenced carefully to avoid conflicts. The rewire and replumb were completed concurrently in the first three weeks, before any plasterwork, joinery or decoration could follow. Kitchen and bathroom installations ran through weeks six and seven, with decoration and flooring completing the programme.

The property was unoccupied throughout, which allowed us to work efficiently and without the disruption management that tenanted properties require. The landlord visited weekly and was kept fully informed of progress at each stage.

The Outcome

The finished property was unrecognisable from when we started. What had been a tired, dated rental with ageing services was handed back as a clean, modern, fully compliant home ready for immediate occupation. The landlord had a tenant in place within two weeks of handover.
